Condominium Description

  Sleeping accommodations consist of 4 bedrooms, with 3 full bathrooms, in a 2000 sq. ft. condominium located on the 10th floor overlooking the beach at Salinas, Ecuador.
  The local supermarket is about 2 miles away, and another is at the mall, which is about 8 miles from the condominium.
  Totally furnished!  Dining room table and chairs, couch and chairs, bedroom night stands, beds, new mattresses.
  The 220v Water Heater is new.

  Propane stove and new electric refrigerator are included. 
  The refrigerator was purchased in December of 2007 and used for only one weekend during New Years, 2008. 
  Electricity voltage is the same as that existing in the U.S.:  110 volts in the wall outlets, and 220 volts for the water heater.
  Monetary system is the same as that existing in the U.S.:  the US Dollar.
  All air conditioners existing in the bedrooms are 3 years old and in excellent working condition. 
  Internet Access (High Speed Cable broadband) is available inside the condominium from the local Internet Provider.
  Cable Television is available. Stereo surround sound speaker wires in the front room are hidden in walls.
  Security guards are on duty 24/7.
  Beach tent and chairs are setup on the beach and brought in by the guards at your request.  The tent is provided for by the building while the chairs are the responsibility of the condominium owner.
  Kitchen cabinets are new as of February of 2007.  All countertops in the kitchen and front room are now solid granite.
  View from the master bedroom is the ocean and beach.
 
Local access to restaurants, grocery shopping, as well as a modern shopping mall is available within a few miles.
  If you have an interest in gambling, there is a local casino within 4 miles of the condo.
  A full water park, complete with slide, is accessible within 1/2 mile of the Condo (hours of operation fluctuate).
  Although we chose not to rent our condo when we were not present, since it was used as our office and home, you may rent the condo out during the year, if you wish.  There are no restrictions in this matter.
  Parking is below the building with guarded security, 24/7.
  Building maintenance and Building Association Fees average $60 per month.  Property taxes are approximately $300 per year.
  All taxes are paid to date, and the property is free and clear.
  Maids who will cook, wash and iron clothes, and clean are available for part time work or full time work.
  Please note that the bunk beds shown in the Bedroom #4 category above have been greatly enhanced with a built-in double bed, which is not shown in the photos above.
  Round-trip airfare between Miami and Guayaquil, Ecuador is approximately $400.  This flight is about 4 hours in duration.  Alternatively, the fare from Los Angeles to Guayaquil is approximately $700.  The duration of the flight from Los Angeles depends upon the stops that may be part of your itinerary.  From Portland, Oregon, the fare is approximately $800.   Our condominium in Salinas is one and a half hours by taxi from the airport (a $20 taxi fare).
 


Reason for Selling

There are two major business reasons why the decision to close the South American office has been made:

1.  Although the condominium has telephone and broadband cable utilities available, the broadband cable internet connection is not as wide as we need for intensive internet usage.  We use the internet to view and operate the computers of our customers in the United States, as well as having multiple customers simultaneously view our computer for training sessions.  In addition, to cut down on telephone costs, we utilized the internet for telephone connections at the same time we were operating other computers via the internet.  Although the broad band internet that is available in Salinas is sufficient for email and general internet usage, these simultaneous tasks proved to be too much for the limited broad band available in Salinas. 

2.  The majority of Cabinet Shops in South America do not utilize the technology that we use here in the United States.  So a software program costing between $3,650 and $7,950 is out of the reach of the majority of shops existing there.
